Putting off a foundation or crawl space inspection just because you're dreading high-pressure sales tactics? We get it. Here is a quick look at what *actually* happens when you invite our team out, from a transparent, education-first evaluation to zero pressure to sign on the spot.

Let’s be honest: calling a contractor can feel a bit like stepping into the unknown.

If you’ve noticed a sticking door, a crack creeping up your drywall, or a musty odor drifting up from your crawl space, you know you need help. But the thought of picking up the phone often brings immediate dread. Mostly because of what comes next.

We’ve all heard the horror stories: aggressive salespeople tracking mud across your floors, sitting at your kitchen table for three hours, using scare tactics, and pushing you to sign a dotted line on the spot.

At Lowcountry Foundation, we believe home repair shouldn't feel like a high-stakes interrogation. Here is a transparent look at what you can actually expect when you schedule an inspection with our team, from the moment we arrive to the final game plan.

Step 1: A Conversation, Not a Pitch

When our System Design Specialist arrives at your home, the very first thing we do is listen.

Before we ever grab a flashlight or a tape measure, we want to hear your perspective. What specific issues have you noticed? When did you first spot that crack? Are you planning to stay in the home long-term, or are you preparing to put it on the market? Your goals and concerns dictate where we focus our attention.

Step 2: A Comprehensive, Root-Cause Evaluation

Once we understand what’s going on, we’ll perform a thorough evaluation of your property. Depending on your issue, this might include checking the exterior foundation walls, inspecting grading and drainage, or suiting up to go down into your crawl space.

We aren't just looking at the surface-level damage (like filling a crack). We are diagnosing the root cause of the problem. In the Lowcountry’s unique climate with our shifting sandy soils and intense humidity, treating the symptom without understanding the underlying soil or moisture dynamics is just a waste of your money.

Step 3: Clear, Education-First Findings

When the inspection is complete, we won't throw a bunch of confusing industry jargon at you or hand you a blank quote with zero context.

Instead, we sit down and walk you through what we found, often using photos and diagrams so you can see exactly what is happening beneath or around your home. We believe an educated homeowner is always empowered to make the best choice. We’ll explain why the issue is happening, what could happen if it's left unaddressed, and the science behind how our patented systems fix it permanently.

Step 4: Customized Solutions Tailored to Your Home

No two homes in coastal South Carolina and Georgia are built exactly alike, and no two repair plans should be either.

We don't do cookie-cutter packages. We’ll present you with a customized, clear-cut proposal tailored specifically to your home's engineering needs and your budget. And we'll outline different options if there are multiple ways to approach the project.

Take the Stress Out of Home Repairs

Dealing with structural or moisture issues is stressful enough without a difficult contractor experience. If you’re ready for a straightforward, educational, and respectful approach to protecting your home, we’re here to help.

Choosing the Right Foundation & Crawl Space Partner: What Sets Lowcountry Foundation Apart

Your home is your biggest investment, and when structural or moisture issues arise, finding the right team to fix them can feel overwhelming. Homeowners are often faced with a dizzying array of options, from fly-by-night contractors to massive national franchises.

So, how do you choose? More importantly, what separates a standard contractor from a true partner dedicated to the long-term health of your home?

If you are a homeowner across coastal South Carolina or Georgia looking into foundation repair, basement waterproofing, or crawl space repair, here is a look at what sets Lowcountry Foundation apart from the competition.

1. Deep-Rooted Regional Expertise

The Lowcountry environment is unlike anywhere else in the country. High water tables, sandy coastal soils, extreme humidity, and heavy seasonal rainfall create a unique combination of challenges for residential foundations and crawl spaces.

National chains often try to apply a one-size-fits-all, cookie-cutter playbook designed for entirely different climates and soil compositions. At Lowcountry Foundation, our team lives and works in this exact environment. We understand how local soil expansion, coastal moisture, and localized weather patterns impact your home. Our solutions are specifically engineered and tailored to combat the unique environmental stressors of the Lowcountry.

2. Access to Industry-Leading, Patented Technology

A repair is only as good as the materials and engineering behind it. Rather than relying on generic, off-the-shelf hardware, we provide exclusive access to some of the most advanced, heavily tested products in the structural repair and waterproofing industry.

From state-of-the-art piering systems and reliable crawl space encapsulation materials to advanced concrete leveling solutions, our offerings feature independently tested and patented technology. These systems aren't just designed to mask symptoms—they are engineered to permanently stabilize your home and protect it for the long haul.

3. Rigorous, Specialized Training

In the construction and home improvement trades, labor quality is everything. Many companies rely on temporary sub-contractors who may lack specialized knowledge in structural dynamics or moisture control.

Our approach is entirely different. Our production crews and specialists undergo rigorous, ongoing professional training through elite industry networks. When our team steps onto your property, you aren't getting generic laborers; you are getting certified, highly skilled technicians who know the science of structural repair inside and out.

4. A Consultative, Education-First Approach

We believe that a well-informed homeowner is empowered to make the best decision for their family and property. When you schedule an inspection with us, our system design specialists don't show up with high-pressure sales tactics.

Instead, we take the time to:

Perform a thorough, comprehensive evaluation of your home's exterior, interior, and substructure.

Explain the root cause of the problem in plain, easy-to-understand terms (rather than just pointing out surface-level cracks).

Provide a customized, cost-effective solution designed specifically for your home's needs and your budget.

5. Local Accountability and Long-Term Peace of Mind

When you hire a contractor, you want to know they will stand behind their work long after the truck pulls away. Because we are locally rooted in the community, our reputation is built on every single project we complete in our neighbors' homes. We pair our advanced installation methods with robust warranty protections, giving you total peace of mind that your investment is secure.

Experience the Difference For Yourself

Your home deserves more than a temporary fix or a generic corporate checklist. It deserves localized expertise, superior engineering, and a team that treats your property with the care it deserves.

Ready to protect your home? Contact Lowcountry Foundation and Crawl Space Repair today to schedule your free, no-obligation inspection and estimate!

Standing water in a crawl space creates severe risks, including structural wood rot, mold growth, and poor indoor air quality driven by rising hydrostatic pressure. At Lowcountry Foundation and Crawl Space Repair, we permanently solve standing water issues through a reliable, two-step system. First, a specialized interior perimeter drainage system (such as StarPipe®) captures groundwater before it can pool on the ground or floor. Second, this captured water is safely gravity-fed into a high-capacity sump pump system that automatically ejects it far away from your foundation, neutralizing pressure and keeping your subfloor dry.

Tackling Standing Water: How Perimeter Drainage and Sump Pumps Save Your Crawl Space

looking into a crawl space and finding standing water is every property owner's nightmare. Whether it’s a pool sitting on the dirt floor after a heavy downpour or a constant soggy mess, pooled water does not just disappear on its own. Left unchecked, it evaporates upward into your living space, rots your floor joists, and ruins your home's air quality.

At Lowcountry Foundation and Crawl Space Repair, we see how quickly a minor drainage issue turns into a major structural headache. If you want a truly dry crawl space, surface patches simply will not cut it. You have to intercept the water before it pools, and that requires a proper system: perimeter StarPipe drainage paired with a high-capacity Zoeller sump pump.

Why Standing Water Happens in the First Place

Water always takes the path of least resistance. When it rains, soil around your foundation becomes completely saturated, creating heavy hydrostatic pressure. That wa

ter pushes relentlessly against your foundation walls and creeps up through the dirt floor of your crawl space.

Without an active escape route, the water pools right where it sits, trapping moisture underneath your home and inviting mold, wood rot, and pests.

The Solution: How Perimeter Drainage and Sump Pumps Work Together

Solving a standing water problem requires a two-step defense mechanism designed to capture water and eject it far away from your structure.

1. Capturing the Water: Perimeter Drainage

Instead of letting water puddle on the dirt or floor slab, a specialized drainage system is installed along the interior perimeter of the crawl space—right where the walls meet the ground, which is the most common entry point for groundwater.

Unlike traditional "French drains" buried in mud that easily clog with silt, systems like StarPipe. It features a star like-structure with a sleeve, channeling it safely away from the floor before it can ever form a puddle.

2. Ejecting the Water: The Sump Pump System

Capturing the water is only half the battle; you have to get it out of the house. All the water collected by the perimeter drainage system is gravity-fed directly into a sealed sump pump basin installed at the lowest point of the crawl space.

When the water reaches a specific level, the pump automatically activates, pushing the water up and out through a discharge line well away from your foundation.

Why This Combination Is Essential

Neutralizes Hydrostatic Pressure: By actively collecting and removing groundwater, you relieve the immense pressure pushing against your foundation.

Stops Mold and Rot at the Source: Eliminating standing water drops the moisture levels in the air, starving mold and wood-decay fungi of the humidity they need to grow.

Fully Automated Protection: A reliable, battery-backed sump pump system works quietly in the background 24/7, meaning your crawl space stays dry even when you are away during a major storm.

Don't Wait for Structural Damage

Standing water is a symptom of a deeper groundwater problem that will only get worse with every heavy rain. If you're dealing with puddles or constant dampness under your home, it’s time to install a system that actually solves the root cause.

Ready to get rid of standing water for good? Let our team evaluate your property.

Hardwood floor buckling is a physical warning sign of severe moisture stress originating from the crawl space or basement. Because wood is a natural material that expands as it absorbs moisture from high humidity, trapped water vapor causes floorboards to swell, lose horizontal space, and lift upward. Simply replacing the damaged flooring without fixing the underlying environment leads to repeat failures. At Lowcountry Foundation and Crawl Space Repair, we permanently solve this by addressing the root cause: sealing off ground moisture through complete crawl space encapsulation, installing commercial-grade dehumidifiers to stabilize humidity, and adding specialized foundation wall insulation to prevent thermal transfer and condensation.

Why Wood Floors Buckle (and How We Fix the Root Cause)

There are few things more alarming than walking into a room and feeling your hardwood floors dip, slope, or push upward into a visible ridge. When hardwood flooring buckles, it’s not just a cosmetic eyesore—it’s a physical warning sign that your home’s subfloor environment is under severe stress.

In our work at Lowcountry Foundation and Crawl Space Repair, we see this happen constantly, especially when seasonal humidity hits hard. But to understand why floors buckle, you have to look at what’s happening directly underneath them.

Why Moisture Makes Wood Floors Buckle

Hardwood is a natural, breathing material. It constantly absorbs and releases moisture from the surrounding air to try and reach balance with its environment.

When relative humidity spikes—typically in a damp crawl space or unsealed basement—the air beneath your home gets heavy with water vapor. Your subfloor and the underside of your hardwood planks soak that up like a sponge.

As wood takes on moisture, it expands. Because flooring is tightly installed board-by-board, individual planks have nowhere to go horizontally when they swell. As the pressure builds and adjacent boards slam against one another, the flooring literally has to release that stress somewhere. The path of least resistance is upward, causing the planks to lift right off the subfloor and warp.

The Trap of Just Replacing the Flooring

If you pull up ruined hardwood and simply lay down new planks without addressing the environment, you’re just setting yourself up for round two. That new wood will absorb the exact same moisture, swell, and buckle right on schedule.

To fix buckling floors for good, you have to cut off the moisture driving the problem at ground level.

Our Solutions: Stopping Moisture at the Source

We don't mess around with surface patches; we fix the actual environment beneath your feet. Here is how our team tackles moisture-driven wood damage:

Complete Crawl Space Encapsulation: The most effective defense is sealing off the earth. We lay down a 20 mil, reenforced CleanSpace vapor barrier across the ground and up the foundation walls, completely isolating your home from the damp ground beneath it.

Commercial-Grade Sanidry Sedona Dehumidification: Sealing the space is step one; managing the air is step two. We install high-capacity dehumidifiers that pull excess moisture right out of the air, keeping humidity levels low enough that wood stays stable and mold stays away.

Foundation Wall Insulation: Bare concrete walls let thermal transfer run wild, leading to condensation. By installing specialized insulation like SilverGlo™ along the walls, we balance the temperature between the crawl space and your living area, wiping out the conditions that cause moisture to collect.

Protect Your Investment

Hardwood flooring isn't cheap, and watching it warp is frustrating. If your floors are starting to cup, crown, or buckle, waiting it out only gives the moisture more time to rot your subflooring and joists.

Not sure what's going on under your floors? Let our team take a look at the root cause.

This led to mold growth and musty odors. It was decided that the most effective solution was to fully encapsulate the crawl space and treat for mold growth.

Using a high-performance mold treatment spray, our team treated the crawl space after removing wet, musty and moldy debris. Once treated, our team began our crawl space encapsulation process. The encapsulation process included sealing the crawl space walls, vents, and floor with our durable and water resistant insulation foam. It also included our CleanSpace vent covers and our heavy-duty, mold resistant CleanSpace Vapor Barrier. It was imperative that we control humidity, eliminate new mold growth, and eliminate musty odors by installing our high-performance SaniDry Sedona Dehumidifier and SmartSump Pump. All of these steps were required to successfully encapsulate the crawl space and ensure a healthy environment.

Many homeowners struggle with high energy costs and uncomfortable floor temperatures, often failing to realize the primary source of the problem is uninsulated foundation walls. At Lowcountry Foundation and Crawl Space Repair, we utilize SilverGlo™-a high-performance, graphite-infused rigid foam board-to solve this. Unlike standard fiberglass, SilverGlo™ reflects radiant heat, resists moisture, and creates a durable thermal envelope that aligns crawl space temperatures with the home's interior. By effectively stopping thermal transfer and eliminating the "stack effect," this installation helps your HVAC system operate more efficiently while protecting your home from moisture, mold, and pest issues.

Stop Losing Money Through Your Floors: The Real Fix for Energy Loss

Most homeowners spend their budget on high-end windows or attic insulation, thinking they’ve sealed their "thermal envelope." But time and again, when we head into a crawl space for an inspection, we find the real culprit: the foundation walls. If those walls are bare concrete, you’re basically heating or cooling the ground underneath your house.

In our work at Lowcountry Foundation and Crawl Space Repair, we’ve seen how much energy gets sucked out through uninsulated foundation walls. It’s the reason your HVAC system cycles constantly and why your floors feel like ice in the winter.

Why SilverGlo™ Changes the Game

We’ve tested plenty of materials, but we keep coming back to SilverGlo™. This isn’t the fiberglass batt you’d put in an attic, which just ends up sagging, holding moisture, and becoming a hotel for pests.

SilverGlo™ is a graphite-infused, rigid foam board. It’s built for the harsh, damp reality of a crawl space. Here’s why it actually works:

It’s a Thermal Mirror: The graphite particles act as a radiant heat barrier. It doesn't just block heat; it reflects it back where it belongs.

No Moisture Retention: It’s a closed-cell foam. It doesn't soak up humidity like a sponge. In a crawl space, if it holds water, it grows mold. SilverGlo™ stays dry, which keeps your crawl space healthier.

It’s a Structural Shield: Because it’s rigid, it stays firmly attached to the wall. It’s not going to fall down or shift after a year or two.

The "Comfort Gap"

The goal here isn't just to save a few bucks on the electric bill (though that definitely happens). The goal is to bring the temperature in your crawl space as close as possible to the temperature inside your living room.

When you insulate the perimeter, you stop the "stack effect." You stop the cold, damp air from moving up through your floorboards and cooling off your living space. When the temperatures above and below your floors start to match up, your HVAC unit doesn't have to fight a losing battle against the outside climate.

Why Patch-Work Insulation Fails

If you try to use standard DIY foam boards from a big-box store, you’ll run into a few issues. Most aren't designed to handle the specific moisture levels of a crawl space, and they lack the thermal reflective properties that SilverGlo™ brings to the table. We’ve had to tear out plenty of "homeowner specials" that ended up rotting or losing their adhesive.

If your floors feel cold even when the heat is running, or if you feel like you’re paying to condition the dirt under your house, it’s time to look at the foundation.

Want to see how your crawl space stacks up? We’re happy to come out, take some readings, and show you exactly where you’re losing efficiency.

High humidity is a silent threat to any building, acting as the primary catalyst for exponential wood rot. When crawl space or basement humidity levels exceed 60%, wood absorbs enough moisture to allow decay-causing fungi to thrive. This process creates a dangerous feedback loop where rot spreads rapidly via airborne spores, compromising the structural integrity of joists and subflooring long before visible signs like sagging floors appear. At Lowcountry Foundation and Crawl Space Repair, we emphasize that replacing damaged wood is ineffective without first correcting the environment. By utilizing professional encapsulation and high-capacity dehumidification, we stabilize moisture levels to halt fungal growth and protect your property's long-term value.

The Silent Threat: How High Humidity Leads to Exponential Wood Rot

In our region, humidity isn't just an annoyance; it’s a constant, aggressive force pushing against your building’s structural integrity. Many homeowners and commercial property managers underestimate the damage that elevated moisture levels can cause, assuming that as long as there is no standing water, the structure is safe.

At Lowcountry Foundation and Crawl Space Repair, we see the devastating effects of high humidity every day. What starts as a small, damp spot can quickly evolve into a massive structural failure because wood rot doesn't just grow linearly—it grows exponentially.

Why Humidity is the "Accelerator" for Decay

Wood rot is caused by fungi that thrive in specific environmental conditions. These fungi are dormant in dry conditions, but once the relative humidity in a crawl space or basement exceeds 60–70%, the clock starts ticking.

When humidity remains high, wood absorbs moisture from the air, raising its "moisture content" (MC). Once wood reaches an MC of 20% or higher, it becomes an ideal breeding ground for wood-decay fungi.

The "Exponential" Problem: Why It Spreads So Fast

The reason wood rot can devastate a building so quickly is due to how these fungi reproduce and spread:

Spore Dispersal: Once the rot takes hold and begins to fruit, it releases thousands of microscopic spores into the air.

Increased Surface Area: As the initial layer of wood begins to soften and break down, it becomes more porous, allowing it to hold even more moisture.

The Feedback Loop: This increased moisture absorption accelerates the fungal growth, which produces more spores, which then land on adjacent beams, joists, and subflooring.

What was a localized issue in one floor joist can migrate to the entire foundation structure in a single season. The fungi effectively "farm" the wood, breaking down the cellulose and lignin that give your home its strength.

The Signs You Should Look For

Musty Odors: This is often the first indicator that rot is already active.

"Spongy" Feeling: If your floors have soft spots or feel bouncy, the structural integrity of the subfloor may already be compromised.

Discoloration: White, yellow, or brown patches on your floor joists are clear signs of fungal colonization.

Peeling Paint or Wallpaper: High interior humidity often manifests as moisture pushing through your walls.

Stopping the Cycle

You cannot simply "patch" wood rot; if you replace a rotted joist but leave the high-humidity environment unchanged, the new wood will simply begin to rot as well. To stop the cycle, you must address the source:

Encapsulation: By sealing the crawl space with a CleanSpace Encapsulation, we isolate your home from the moisture rising from the soil.

Dehumidification: A Sanidry Sedona is essential for maintaining a stable, dry environment (typically below 55% relative humidity) that stops fungal growth in its tracks.

Structural Repair: Once the environment is controlled, we can safely replace or reinforce any damaged structural members to restore your building’s stability.

Don't Wait for Structural Failure

Wood rot is not a "wait and see" situation. By the time you notice sagging floors, the underlying damage is often significant. Protecting your property from high humidity is the most cost-effective way to avoid massive repair bills in the future.

Are you concerned about moisture levels in your property? Our team is here to help you get ahead of the rot.

Elevator shafts are the hidden workhorses of commercial and multi-level buildings. Because they extend deep into the ground-often below the water table-they are uniquely vulnerable to hydrostatic pressure. If you've noticed musty odors, peeling paint, or standing water near your elevator, you aren't just looking at a maintenance nuisance; you're looking at a significant risk to your building's infrastructure and safety.

At Lowcountry Foundation and Crawl Space Repair, we specialize in identifying and solving these complex groundwater issues. One of our most effective, long-term solutions for managing water intrusion in sub-level structures is the WaterGuard® system.

The Hidden Danger of Wet Elevator Pits

Elevator pits are designed to be structural foundations for the lift equipment, but concrete is naturally porous. Over time, water follows the path of least resistance through floor-wall joints, cracks, and capillary action.

Water in an elevator pit doesn’t just cause rust and corrosion on sensitive mechanical components; it can lead to:

Safety Hazards: Slippery surfaces and electrical risks for maintenance crews.

Operational Downtime: Costly repairs to hydraulic systems or electronic sensors.

Code Compliance Issues: Regulators require dry, safe environments for elevator equipment.

How We Use WaterGuard® to Secure Your Shaft

While many contractors rely on surface coatings that eventually bubble or peel under pressure, we take a more proactive approach. We utilize the WaterGuard®drainage system to manage water at the source.

1. Capturing Water Before it Becomes a Problem

WaterGuard is a specialized, rigid drainage system installed along the interior perimeter of the foundation. Unlike traditional "French drains" that sit on the surface, where they are prone to clogging, WaterGuard is engineered to sit on top of the footing. This keeps the drainage channel clear and debris-free.

2. Specialized Perimeter Protection

We install the WaterGuard channel beneath the floor slab, right where the wall and floor meet. This is the most common entry point for groundwater. The system features a unique wall flange that creates a neat, clean space to catch any seepage running down the walls, channeling it safely away before it ever hits your floor.

3. Integration with High-Performance Sump Pumps

The WaterGuard system is designed to work as a complete unit. Once captured, the water is gravity-fed to a high-capacity sump pump system, which discharges the water far away from your foundation. This creates a continuous, automated "escape route" for groundwater, effectively neutralizing the hydrostatic pressure pushing against your elevator pit.

Why Choose This Approach?

Minimal Disruption: The installation is quick and "pre-finished," meaning we restore the concrete slab after the system is in place.

Non-Clogging Design: Because it isn't buried in the soil, the system maintains its integrity for years.

Proactive Prevention: By installing a drainage system rather than just a patch, you are protecting your building’s long-term asset value.

Is Your Building at Risk?

Waterproofing an elevator shaft isn't a DIY job; it requires a deep understanding of foundation dynamics and pressure management. If you suspect water is infiltrating your building’s lower levels, don’t wait for a mechanical failure to act.

Are your floors feeling bouncy, uneven, or noticeably sloping? Sagging floors are more than just an aesthetic annoyance-they are often a warning sign that the structural integrity of your home's support system, specifically the crawl space joists and main beams, is failing.
Left unaddressed, this issue can lead to cracks in drywall, sticking doors, and significantly reduced property value. For homeowners searching for a permanent solution, SmartJack systems have become the gold standard in floor stabilization.

Why Do Floors Sag? The Root Causes

Before looking at the solution, it is vital to understand the "why." Most floor sagging occurs in the crawl space due to:

Excessive Humidity: High moisture levels in crawl spaces lead to wood rot, causing support beams to weaken and compress.

Settling Soil: As the soil beneath your foundation piers shifts or compacts, the support columns lose their solid base.

Under-engineered Supports: Many older homes were built with insufficient support spans, leading to "floor bounce" as the lumber naturally fatigues over time.

What is the SmartJack System?

Unlike traditional concrete piers—which are bulky, difficult to install in tight spaces, and prone to sinking—the SmartJack system is an engineered, heavy-duty adjustable steel system.

How It Works:

Solid Base: A engineered fill base is placed on stable, compacted soil.

Adjustability: The steel column is connected to the support beam above. Because it is adjustable, technicians can "dial in" the lift to restore the floor to its original, level position.

Encapsulation Compatibility: SmartJacks are designed to work perfectly alongside CleanSpace crawl space encapsulation systems, ensuring the steel is protected from corrosive moisture.

The Benefits of Choosing SmartJacks

For homeowners and foundation repair experts alike, the SmartJack system offers three distinct advantages:

Immediate Results: Unlike other stabilization methods that require concrete to cure, SmartJacks provide instant support.

Precision Lifting: The threaded rod system allows for incremental adjustments, which helps prevent structural damage to the upper levels of your home during the leveling process.

Corrosion Resistance: The galvanized steel construction ensures that the system can withstand the humid environment of a crawl space for decades.

Is Your Home a Candidate?

If you notice the "telltale signs"—dipping floorboards, gaps between the floor and the baseboards, or interior doors that won't latch—it is time to act.

Rather than relying on "band-aid" fixes like shimming floor joists (which doesn't address the sinking foundation), a professional System Design Specialist should inspect your crawl space. They will evaluate the span of your beams and determine if your home requires the structural capacity of a full SmartJack installation.

As a homeowner or property manager, you already know that the crawl space is one of the most vulnerable areas of any building. It is dark, frequently damp, and the perfect breeding ground for wood-decaying fungi and toxic mold.

When mold takes over your crawl space, it doesn't just threaten the structural integrity of your subfloor and joists-it also compromises your indoor air quality. In fact, due to the stack effect, up to 50% of the air you breathe on the first floor of your home originates in your crawl space.

If you are dealing with a severe mold infestation under your home, traditional sanding and wire-brushing are labor-intensive, time-consuming, and often ineffective. That is where crawl space sodablasting comes in.

Here is everything you need to know about this highly effective, eco-friendly remediation method and why it is the preferred choice for modern restoration professionals.

What is Sodablasting?

Sodablasting is an advanced abrasive blasting technique that uses compressed air to propel specialized, industrial-grade sodium bicarbonate (baking soda) particles against a contaminated surface.

While it operates on a similar principle to sandblasting, sodablasting is vastly different in practice. Sodium bicarbonate crystals are much softer than sand or glass beads. When the baking soda particles strike the wood joists or subflooring, they shatter. This shattering action releases a burst of kinetic energy that lifts mold, dirt, and stains off the wood without eroding, pitting, or damaging the underlying structural timber.

Why Sodablasting is the Gold Standard for Crawl Space Mold Remediation

When it comes to restoring a crawl space, sodablasting offers distinct advantages over traditional remediation methods:

1. Non-Destructive and Gentle on Wood

Standard sandblasting or aggressive grinding can easily gouge old wood, weakening your home’s structural supports. Sodablasting is tough on mold but incredibly gentle on structural lumber, preserving the original integrity of your joists.

2. Natural Deodorizer and PH Buffer

Baking soda is a world-renowned, natural deodorizer. Sodablasting doesn't just mask the musty odors associated with crawl space mold; it neutralizes them at the molecular level. Furthermore, the residual sodium bicarbonate acts as a pH buffer on the wood's surface, creating an alkaline environment that naturally resists future mold growth.

3. Unmatched Efficiency in Tight Spaces

Crawl spaces are notoriously difficult to navigate. Manual scrubbing with wire brushes can take days, and it is nearly impossible to reach into the tight corners, checks, and cracks inherent in wood framing. A sodablasting nozzle can easily access these hard-to-reach areas, ensuring a 100% clean sweep of the space.

4. Eco-Friendly and Safe

Sodium bicarbonate is non-toxic, non-hazardous, and water-soluble. Unlike harsh chemical treatments or biocides that can leave behind volatile organic compounds (VOCs), sodablasting is completely safe for both the remediation technicians and the family living right above the crawl space.

The Crawl Space Sodablasting Process: What to Expect

A professional sodablasting job requires meticulous preparation and execution to ensure the mold is safely contained and eradicated. Here is how a standard professional process looks:

Assessment & Moisture Control: Before blasting begins, the source of the moisture (leaks, high humidity, or ground water) must be identified and addressed.

Containment Set-Up: Technicians will seal off all floor vents and access points leading into the living spaces. Negative air machines equipped with HEPA filters are deployed to create a vacuum effect, ensuring no airborne mold spores escape into your home during the process.

The Blasting Phase: Technicians suit up in PPE and systematically blast every square inch of affected wood framing, completely lifting the mold matrix from the wood pores.

HEPA Air Scrubbing & Cleanup: Once blasting is complete, the spent soda crystals and encapsulated mold spores are thoroughly HEPA vacuumed out of the crawl space.

Encapsulation (Optional but Recommended): After the wood is perfectly clean and dry, applying a mold-resistant polymer coating (encapsulation) provides long-term protection against future moisture intrusion.

Frequently Asked Questions About Crawl Space Sodablasting

Is sodablasting messy? Because it generates a fine baking soda dust cloud, it can look messy during the process. However, because professional teams utilize strict negative air containment and heavy-duty HEPA Air Scrubbers, the dust is entirely contained to the crawl space and thoroughly cleaned up afterward.

How long does the process take? Depending on the square footage and severity of the mold, most residential crawl space sodablasting jobs can be completed within 1 to 3 days.

Protect Your Home from the Ground Up

Ignoring crawl space mold can lead to wood rot, sagging floors, and chronic respiratory issues for your family. If you suspect your crawl space has fallen victim to moisture and mold, sodablasting is the fastest, safest, and most thorough restoration method available today.

If you've noticed cracks in your walls, doors that won't close right, or floors that feel uneven, your first question is probably: "How much is this going to cost me?"

It's the right question - and we want to give you the most honest, useful answer possible.

At Lowcountry Foundation and Crawl Space Repair, we don't publish flat-rate pricing. Here's why: no two foundations are the same. A home in the Lowcountry built on expansive clay soil with high water table conditions is a completely different repair scenario than a home on sandy coastal soil or one sitting on a decades-old pier-and-beam system. Quoting a number without seeing your home would be doing you a disservice.

What we can do - and what this guide is designed to do - is walk you through exactly what factors drive foundation repair costs, so you understand what you're evaluating when you get an estimate.

A minor crack in a poured concrete wall may require only monitoring or a simple epoxy injection. On the other end, a foundation that has shifted significantly due to soil movement or chronic moisture may require extensive underpinning, pier installation, or structural stabilization.

Common foundation problems that affect repair scope — and therefore cost — include:

Settling or sinking foundations — Often caused by soil compression or erosion beneath the structure

Bowing or bulging basement or crawl space walls — Usually a sign of lateral soil pressure

Stair-step cracks in brick or block — A classic indicator of differential settlement

Horizontal cracks in block walls — Often the most serious type of crack, indicating significant pressure

Gaps between walls and ceilings or floors — Signs the structure is moving

The more advanced the damage, the more labor, materials, and engineering may be required.

2. The Repair Method Used

Different problems call for different solutions, and each solution carries its own scope of work. Common repair methods include:

Pier Systems (Push Piers, Helical Piers, Slab Piers) Piers are driven or screwed deep into stable soil below the problem zone to stabilize and potentially lift the foundation. The number of piers required depends entirely on the size of the affected area and the load being supported.

Wall Anchors and Carbon Fiber Straps For bowing walls, anchors or carbon fiber reinforcement straps are installed to stop movement and, in some cases, gradually correct it over time. The number of anchor points needed varies based on wall length and the degree of movement.

Crawl Space Encapsulation If moisture is contributing to your foundation issues — which is extremely common in the Lowcountry's humid climate — encapsulation involves sealing the crawl space with a heavy-duty vapor barrier, improving drainage, and often installing a dehumidification system. The size of your crawl space directly affects the scope.

Drainage Correction and Waterproofing Interior or exterior drainage systems, sump pumps, and grading corrections address the water intrusion that often causes or worsens foundation problems. Each home's drainage situation is unique.

3. The Size of Your Home and Foundation Footprint

A 1,200 square foot home and a 3,800 square foot home with the same foundation problem are not the same repair job. Larger foundations mean more linear footage to address, more piers or anchors if needed, and longer labor hours. Your home's footprint is one of the most straightforward variables in determining project scope.

4. Soil Conditions in the Lowcountry

This is where Lowcountry homes face a distinct challenge. The coastal Georgia and South Carolina region sits on soils that are highly susceptible to:

Moisture fluctuation — Soils expand when wet and contract when dry, causing foundations to shift seasonally

High water tables — Particularly in areas close to tidal waterways, marshes, and rivers

Organic or fill soils — Older properties may have been built on land that was filled in, which compresses over time

These regional soil conditions often mean that foundation repair in the Lowcountry requires solutions designed for long-term performance in a persistently challenging environment — not generic fixes.

5. Accessibility of the Work Area

If your crawl space is tight, has limited entry points, or requires significant debris removal and prep work before repairs can begin, that adds to the time and complexity of the job. Similarly, exterior foundation repairs may require landscaping to be temporarily moved or soil excavation, all of which factor into the overall scope.

6. Whether the Problem Is Isolated or Widespread

Sometimes foundation damage is localized — one corner has settled, one wall is bowing. Other times, multiple systems are compromised at once. A home with a settling foundation and moisture intrusion and crawl space mold is a multi-phase project. A home with one isolated crack is not.

This is why a thorough inspection matters so much before any number is discussed.

Why You Should Be Skeptical of "Ballpark" Estimates Without an Inspection

We know it's frustrating to not get a number upfront. But consider this: a contractor who quotes you a price over the phone — without seeing your soil, your foundation type, the extent of the damage, and the conditions inside your crawl space — is either guessing or setting you up for change orders later.

Every home we work on at Lowcountry Foundation and Crawl Space Repair receives a thorough, no-obligation inspection before any work is proposed. We assess:

The type and extent of foundation movement or damage

Moisture levels and water intrusion sources

Crawl space conditions, including vapor barriers, insulation, and structural members

Soil conditions and drainage patterns around the home

Any contributing factors unique to your property

Only then can we give you an accurate, honest proposal — one that reflects what your home actually needs, not a one-size-fits-all package.

What Happens If You Wait?

This is the most important section of this entire guide.

Foundation problems are almost never static. They get worse over time — often slowly, but sometimes quickly, especially after heavy rain events or periods of drought that cause significant soil movement.

What might be a targeted, manageable repair today can become a much larger structural project in 12 to 24 months. Ignoring early warning signs — minor cracks, a slightly sticky door, a small dip in the floor — rarely saves money. It usually costs more in the long run.

If you've noticed signs of foundation movement, the most cost-effective thing you can do is get a professional inspection sooner rather than later.

Signs You Need a Foundation Inspection Now

Schedule an inspection if you've noticed any of the following:

Cracks in interior drywall, especially diagonal cracks running from corners of doors and windows

Doors or windows that have recently become difficult to open or close

Gaps forming between walls and ceilings or floors

Floors that feel bouncy, soft, or uneven

A musty smell coming from the crawl space

Visible moisture, standing water, or mold in the crawl space

Exterior cracks in brick, block, or stucco

Chimneys leaning or separating from the house

Standing water in a crawl space is typically caused by poor drainage, heavy rainfall, or a high water table, and can lead to mold, wood rot, poor air quality, and structural damage. Solutions like the Starpipe® drainage system help capture and redirect water before it accumulates, providing a long-term way to keep crawl spaces dry and protected.

Standing water in a crawl space is more than just an inconvenience—it’s a serious threat to your home’s structure, air quality, and long-term value. In the Lowcountry, where high humidity and heavy rainfall are common, crawl space water issues are especially prevalent.

Understanding what causes standing water and how to properly address it can help homeowners avoid costly damage and create a healthier living environment

What Causes Standing Water in a Crawl Space?

Water doesn’t appear in a crawl space without a reason. Identifying the source is the first step toward a permanent solution.

Common causes include:

Poor drainage around the home: Water collects near the foundation and seeps inside

Heavy rainfall or flooding: Saturated soil pushes water into the crawl space

High water table: Groundwater rises and enters the space below your home

Clogged or ineffective gutters and downspouts

Plumbing leaks or condensation from HVAC systems

In many cases, multiple factors are at play—making professional evaluation important.

Why Standing Water Is a Serious Problem

Even a small amount of water can lead to significant issues over time. Crawl spaces are already prone to humidity, and standing water accelerates damage.

Potential risks include:

Mold and mildew growth: Moist environments promote rapid mold development

Wood rot and structural damage: Floor joists and supports can weaken

Increased humidity inside the home: Up to 50% of indoor air can come from the crawl space

Pest infestations: Insects and rodents are drawn to damp environments

Musty odors and poor air quality

Ignoring standing water can turn a manageable issue into a major repair.

Temporary Fixes vs. Permanent Solutions

Some homeowners attempt quick fixes like shop vacs, fans, or basic sump pumps. While these may remove visible water, they often fail to address the root cause.

A long-term solution must do two things:

Remove existing water efficiently

Prevent water from returning

This is where specialized drainage systems become essential.

The Starpipe® Drainage Solution

At Lowcountry Foundation Repair, we use Starpipe®, a high-performance drainage system designed specifically for crawl spaces and below-grade areas.

What Is Starpipe®?

Starpipe® is an advanced, clog-resistant drainage pipe system engineered to capture

and redirect water away from your crawl space before it can accumulate.

How Starpipe® Works

Installed along the perimeter or problem areas of the crawl space

Collects water at the source before it spreads

Channels water safely to a sump pump or designated drainage point

Works alongside encapsulation systems for full moisture control

Why Starpipe® Is Different

Unlike traditional perforated pipes that can clog over time, Starpipe® is designed

for durability and long-term performance in challenging soil conditions.

Key benefits include:

Improved water flow and drainage efficiency

Reduced risk of clogs and backups

Long-lasting performance in wet environments

Compatible with full crawl space waterproofing systems

Pairing Starpipe® With Crawl Space Encapsulation

For maximum protection, drainage systems like Starpipe® are often combined with crawl space encapsulation.

Encapsulation involves sealing the crawl space with a durable vapor barrier to block moisture, improve air quality, and create a controlled environment. When paired together, these systems:

Keep water out

Control humidity levels

Protect structural components

Improve energy efficiency

When Should You Call a Professional?

Standing water is not a DIY-friendly issue when it becomes recurring. A professional inspection is recommended if:

Water returns after heavy rain

You notice mold, odors, or wood damage

Your crawl space feels damp or humid year-round

You’ve tried temporary fixes without success

An expert can identify the source of water intrusion and design a system tailored to your home.

Protect Your Home From the Ground Up

Standing water in a crawl space is a warning sign that shouldn’t be ignored. With the right drainage system in place, you can protect your home’s structure, improve indoor air quality, and prevent long-term damage.

At Lowcountry Foundation Repair, we specialize in crawl space drainage, Starpipe® installation, encapsulation, and waterproofing solutions designed for Lowcountry conditions.

If you’re dealing with water under your home, taking action now can save you time, money, and stress down the road.

FAQs About Crawl Space Water

Is standing water in a crawl space normal?

No. While moisture is common, standing water indicates a drainage or groundwater issue that should be addressed.

Will a sump pump fix crawl space water problems?

A sump pump helps remove water, but it works best when paired with a proper drainage system like Starpipe®.

How much does it cost to fix crawl space water issues?

Costs vary depending on the severity and solution, but addressing the problem early is typically more affordable.

Can standing water affect my health?

Yes. Mold and poor air quality from crawl spaces can impact the air you breathe inside your home.

How long does installation take?

Most drainage and encapsulation systems can be installed in a few days, depending on the size and condition of the crawl space.

Here's a paragraph summary:
A sinking pool deck is a common problem in the Lowcountry due to the region's sandy soils, poor drainage, and heavy rainfall - but it doesn't have to mean a costly full replacement. Lowcountry Foundation and Crawl Space Repair specializes in polyurethane foam lifting, a minimally invasive process that fills the voids beneath sunken concrete slabs, raises them back to level, and cures in just 15 minutes - with most jobs completed in a single day. Warning signs like uneven slabs, visible gaps, cracks, and hollow sounds underfoot shouldn't be ignored, as they worsen over time and create serious safety hazards near the water. Foam lifting costs 50-70% less than replacement and addresses the root cause rather than just the surface symptoms. With deep local expertise, transparent pricing, and a reputation built on trust throughout the Lowcountry community, Lowcountry Foundation and Crawl Space Repair is the go-to team for restoring your pool deck safely and permanently.

Quick Answer: Can a sinking pool deck be fixed?

Yes — and in most cases, it doesn't require full replacement. Lowcountry Foundation and Crawl Space Repair uses a proven foam-lifting process to raise and stabilize sunken concrete pool decks quickly, affordably, and with minimal disruption. Most jobs are completed in a single day.

A pool deck is supposed to be a place of relaxation. But when the concrete starts to drop, tilt, or crack, what was once an inviting outdoor space becomes a safety hazard — and a growing structural problem. If you've noticed uneven slabs around your pool, gaps forming between the deck and the pool edge, or water pooling in places it shouldn't, your pool deck may be sinking.

The good news? This is one of the most fixable problems a homeowner can face. Here's what you need to know.

Why Do Pool Decks Sink?

Pool deck sinking is extremely common in coastal regions like the Lowcountry. The combination of sandy soils, high water tables, and heavy seasonal rains creates the perfect conditions for soil erosion and settlement beneath concrete slabs. Here are the most common causes:

Soil Erosion — Water from rain, irrigation, or pool splashout washes away the soil supporting your deck over time.

Sandy Lowcountry Soil — The region's loose, sandy soil compresses easily and doesn't offer stable long-term support for heavy concrete slabs.

Poor Drainage — When water can't drain away from the pool area, it saturates the ground and undermines the slab from below.

Natural Settling — All soil compresses with age and load. Even well-installed decks can settle several inches over 5–10 years.

Warning Signs You Shouldn't Ignore

Catching pool deck problems early saves you money and prevents more serious damage. Watch for these red flags:

Uneven or tilted slabs, especially near pool edges or steps

Visible gaps between the deck and pool coping or coping stones

Cracks running through the concrete, particularly diagonal or step-pattern cracks

Trip hazards where one section has dropped lower than another

Water pooling on or near the deck after rain

Hollow sounds when you walk or tap on the concrete — a sign of a void beneath

Left unaddressed, these issues get worse — not better. Voids beneath the slab grow larger, cracks spread, and the cost of repair increases significantly. More importantly, an uneven pool deck is a liability. Falls on wet, sloped concrete near a pool can cause serious injuries.

How We Fix Sinking Pool Decks

Lowcountry Foundation and Crawl Space Repair uses a modern, minimally invasive technique called polyurethane foam lifting — also known as foam injection or slabjacking — to restore sunken pool decks without tearing anything out.

Step 1: Free Inspection & Assessment Our team visits your property to evaluate the extent of the sinking, identify the underlying cause, and determine the best repair approach — all at no cost to you.

Step 2: Small Holes Are Drilled We drill penny-sized holes in strategic spots across the affected slabs — precise, minimal, and barely visible once the job is done.

Step 3: Foam Is Injected Beneath the Slab High-density polyurethane foam is pumped through the holes. As it expands, it fills voids, compacts loose soil, and gently raises the slab back to its original level.

Step 4: Foam Cures in Minutes The foam reaches full strength within 15 minutes of injection — meaning your pool area is typically ready to use the same day we leave.

Step 5: Holes Are Patched & Cleaned Up We seal the injection holes, clean the work area, and walk you through what was done so you understand the repair completely.

Why Not Just Replace the Deck?

Full concrete replacement is expensive, time-consuming, and often unnecessary. Foam lifting typically costs 50–70% less than replacement, takes a fraction of the time, and doesn't require demolition or a days-long curing period. For most pool deck situations — unless the concrete itself is severely deteriorated — foam lifting is the smarter, more economical choice.

Why Lowcountry Foundation & Crawl Space Repair?

When it comes to pool deck repair in the Lowcountry, not all contractors are the same. Here's what sets us apart:

Local Soil Expertise. We've worked in the Lowcountry for years and understand the unique challenges of coastal, sandy soils that make slab sinking so common here. That local knowledge means better diagnoses and longer-lasting repairs.

Specialized in Foundation & Slab Work. Pool decks are our home turf. Foundation repair and slab stabilization is our core business — you get specialists, not generalists.

Same-Day Results. Our foam lifting process means your pool area is functional the day we finish — no extended curing periods, no prolonged disruption to your property.

Transparent, No-Pressure Quotes. We provide honest assessments and clear pricing upfront. You'll always know what you're paying for and why before any work begins.

Permanent Solutions, Not Patches. We address the root cause — unstable soil, voids, drainage issues — not just the symptom. Our repairs are built to last.

Trusted by Lowcountry Homeowners. Our reputation was built one neighbor at a time. We're proud of the trust the local community has placed in us, and we work hard to earn it on every job.

Frequently Asked Questions

Why is my pool deck sinking? Pool decks sink because the soil underneath erodes, compresses, or washes away over time. In the Lowcountry, sandy coastal soils and high annual rainfall accelerate this process significantly. Pool splashout, poor drainage, and natural soil settling all contribute.

Is a sinking pool deck dangerous? Yes. Uneven concrete near a pool creates serious trip-and-fall hazards on wet surfaces. Over time, settling can also compromise the pool shell's structural integrity and cause water to drain toward — rather than away from — the pool foundation.

Can you fix a sinking pool deck without replacing the concrete? In most cases, yes. Polyurethane foam lifting can raise and stabilize a sunken pool deck without demolition or replacement. It's faster, less expensive, and less disruptive than a full concrete tear-out. Lowcountry Foundation and Crawl Space Repair specializes in this approach.

How long does pool deck repair take? Most pool deck foam lifting jobs are completed in a single day. Because the foam cures within 15 minutes of injection, the surface is typically ready to use by the time our crew finishes and packs up.

How much does pool deck repair cost compared to replacement? Foam lifting typically costs 50–70% less than full concrete replacement. Every job is different, so we offer free on-site assessments to give you an accurate, no-obligation quote.

Does pool deck repair work permanently? High-density polyurethane foam is moisture-resistant, durable, and doesn't deteriorate over time. When the underlying soil issue is properly addressed, foam-lifted slabs remain stable for many years. Our team also evaluates drainage and other contributing factors to make the repair as long-lasting as possible.

Ready to Fix Your Pool Deck?

Lowcountry Foundation and Crawl Space Repair offers free, no-obligation inspections for sinking pool decks throughout the Lowcountry area. Don't wait until a small problem becomes a big one — or a trip hazard becomes an injury. Give us a call today to schedule your free assessment.

A sinking or cracked pool deck is often caused by soil erosion, settlement, or excess moisture beneath the concrete-not the concrete itself. In the Lowcountry, these conditions are common and can create safety hazards if left unaddressed. Modern solutions like polyurethane concrete lifting can level and stabilize pool decks quickly, safely, and without the cost or disruption of full replacement.

A sinking, cracked, or uneven pool deck is more than an eyesore—it can be a safety hazard and a sign of underlying soil or foundation issues. In the Lowcountry, high moisture levels, sandy soils, and heavy rainfall make pool decks especially vulnerable to settlement over time.

At Lowcountry Foundation Repair, we help homeowners restore safety and stability to their pool decks using proven, long-lasting repair solutions. This guide answers the most common homeowner questions about why pool decks fail, how they can be repaired, and when professional repair is the right choice.

Why Do Pool Decks Sink or Crack?

Pool decks rarely fail because of bad concrete alone. In most cases, the problem starts beneath the slab.

Common causes of pool deck damage include:

Soil erosion: Rainwater, pool splash-out, or poor drainage can wash away supporting soil.

Soil settlement: Loose or poorly compacted soil naturally compresses over time.

Expansive or sandy soils: Common in coastal regions, these soils shift with moisture changes.

Plumbing or pool leaks: Undetected leaks soften soil and accelerate settlement.

When the soil can no longer support the weight of the concrete, the pool deck begins to sink, tilt, or separate from the pool coping.

Signs Your Pool Deck Needs Repair

Early warning signs often appear before major damage occurs. Addressing issues early can reduce repair costs and improve safety.

Watch for these common symptoms:

Uneven or sunken concrete slabs

Cracks that are widening or spreading

Gaps between the pool deck and pool coping

Standing water in low areas

Trip hazards around the pool

These are typically structural issues—not cosmetic—and should be evaluated by a professional.

What Is the Best Way to Repair a Sinking Pool Deck?

In many cases, removing and replacing concrete is unnecessary. Concrete lifting and leveling is often the most effective and least disruptive solution.

Polyurethane Concrete Lifting (PolyLevel®)

Polyurethane foam injection is a modern repair method used to lift, level, and stabilize sinking pool decks.

How the process works:

Small, discreet holes are drilled into the affected slab

High-density polyurethane foam is injected beneath the concrete

The foam expands, filling voids and lifting the slab

The material cures quickly—often allowing same-day use

Benefits of polyurethane pool deck leveling:

Precise, controlled lifting

Lightweight material that won’t overload weak soils

Moisture-resistant and long-lasting

Minimal disruption to landscaping and pool areas

More cost-effective than slab replacement

Is Pool Deck Repair Safe Around Pools?

Yes. Polyurethane concrete lifting is commonly used around swimming pools because it does not require heavy equipment or large excavations. The process is clean, controlled, and designed to protect nearby structures.

Proper pool deck repair also helps prevent ongoing water intrusion, which can protect the pool shell, surrounding concrete, and even nearby foundations.

Pool Deck Repair in the Lowcountry

Repairing a pool deck is about more than appearance—it’s about safety, longevity, and protecting your investment. With modern solutions like polyurethane concrete lifting, homeowners can restore their pool decks without the cost or disruption of full replacement.

At Lowcountry Foundation Repair, we specialize in pool deck leveling, concrete lifting, foundation repair, crawl space repair, and waterproofing solutions designed for coastal conditions. Our inspections focus on identifying the cause of settlement—not just the symptoms.

Lowcountry Foundation Repair started by removing the debris under the home, including the existing disheveled black plastic. SmartJacks were brought in to relevel and support the crawlspace, replacing the broken piers. Then drainage matting, a dimpled plastic sheet, was used to cover the earth to promote good drainage over the entire crawl space floor. On top of the drainage matting, CleanSpace liner was used to isolate the home from the earth. CleanSpace liner is a very durable, 20-mil plastic sheet material designed to reduce moisture, remove humidity, and reduce infiltration of pests from getting into the crawl space. The project required 2500 square feet of CleanSpace liner.

CleanSpace liner was also used to wrap the crawl space columns. The 14 crawl space vents were sealed and the crawl space door was replaced with 2 EverLast Crawl Space Doors. EverLast Crawl Space Doors are made from 1/2-inch PVC plastic so it won’t rot or rust. 2 SmartSump pumps were included in order to drain the remaining water out of the crawlspace. A SaniDry Sedona dehumidifier decreased the humidity to about 55%.

The system significantly reduced the humidity under the home and pumped away water collected from the crawl space.

The piers in the crawlspace began to dissolve due to the moisture problems. The homeowner, Veronica R, called Lowcountry Foundation Repair to find a solution.

Lowcountry Foundation Repair took the following steps to fix the crawl space foundation.

First, the debris under the home was removed, including the existing disheveled black plastic. Drainage matting, a dimpled plastic sheet, was used to cover the earth to promote good drainage over the entire crawl space floor. On top of the drainage matting, CleanSpace liner was used to isolate the home from the earth. CleanSpace linear is a very durable, 20-mil plastic sheet material designed to reduce moisture, remove humidity, and reduce infiltration of pests from getting into the crawl space. The project required 2,073 square feet of CleanSpace liner.

CleanSpace liner was also used to wrap the crawl space columns. The 10 crawl space vents were sealed and the crawl space door was replaced with an EverLast Crawl Space Door. EverLast Crawl Space Doors are made from 1/2-inch PVC plastic so it won’t rot or rust.

One SmartSump sump pump with a WaterWatch Alarm was installed to remove the collected water from the crawl space. A SaniDry Sedona dehumidifier with a condensate pump was installed and connected to the SuperSump.

The system significantly reduced the humidity under the home and pumped away water collected from the crawl space.

Moisture under this home had been causing problems for years. Previous attempts to fix the moisture, and settlement problems had ultimately failed.

The joists, beams, and subfloor had weakened over time as it was exposed to moisture. The additional crawl space support columns installed by a third-party sank into the ground. Mold was growing on the wood support structures and the subfloor insulation was falling. Puddles of water were documented during the inspection.

The ground was covered with CleanSpace liner was used to cover the earth, crawl space support pillars, and the foundation walls. A total of 2,450 square feet were needed. The 20-mil thick, seven-layer, cross-woven material would significantly reduce the humidity and keep the water from reaching the crawl space.

A SmartDrain was installed at the lowest point in the crawl space to return the water collected to the earth. A SaniDry Sedona dehumidifier and condensate pump were installed to reduce and maintain low humidity in the crawl space. The 15 crawl space vents were sealed.

The job took four days to complete.

Lowcountry Foundation Repair encapsulated John’s crawl space, sealing off the outside world. The project took three days to complete. First 85 linear feet of sock drainage pipe was installed along the interior foundation wall, beneath the porch and the left side of the home.

1,786 square feet of CleanSpace drainage matting was then used to cover the earth. Drainage matting is designed to help channel water to sump pumps for removal. It also protects CleanSpace liner from damage, which is installed on top of the matting.

CleanSpace liner was used to cover the matting, foundation walls and crawl space support columns. All six crawl space vents were sealed. The old crawl space door was replaced with an EverLast Crawl Space Door. A SmartSump was installed with alarm to remove water from the crawl space.

One SaniDry Sedona dehumidifier with condensate pump was installed in the crawl space to reduce the humidity. John asked that a remote hydrometer be installed in the crawl space so he could monitor the humidity level beneath him.

Lowcountry Foundation Repair inspected the crawl space and noted the sinking subfloor. It was recommended to install a Complete CleanSpace Encapsulation System and replace the rotted subfloor under the heavy kitchen appliances.

Lowcountry Foundation Repair first removed the debris from the crawl space, then installed 48 linear feet of sock drain pipe around the interior perimeter of the crawl space near the kitchen. CleanSpace liner was installed over the earth, up the foundations, and was used to wrap the support columns to reduce moisture from reaching the foundation of the home. The job required 3,648 square feet of liner.

SilverGlo, a high-efficiency graphite-impregnated insulation with a built-in radiant heat barrier surface, was installed along the interior foundation walls to increase the R-value. It was also used to seal the 16 crawl space vents.

After the crawl space was encapsulated, a SmartSump with a WaterWatch Alarm was installed to evacuate water from the crawl space. A SaniDry Sedona dehumidifier was installed, along with a condensate pump. An Everlast crawl space door replaced the old, leaky wooden crawl space door.

After the crawl space was encapsulated, the subfloor was replaced in the kitchen above. Four SmartJacks - galvanized steel crawl space support columns - were installed in the crawl space to provide additional support under the kitchen where the heavier appliances were located.

SmartJacks are capable of supporting 60,000 pounds each. Additionally, four PowerBrace beams were used in conjunction with the SmartJacks to provide support over a span of eight feet.

Lowcountry Foundation Repair installed WaterGuard around the perimeter of the basement interior to channel water to a ⅓ horsepower Zoeller cast iron SuperSump pump that was installed in the corner of the basement for water removal.

WaterGuard is designed to capture water seepage along the wall and floor joints. It is made from thick plastic and won’t rust or decay over time. Nine WaterGuard inspection ports were installed in the system to allow for annual inspection. Water collected is channeled to a SuperSump pump where it is pumped away from the foundation.

Before installing the WaterGuard, the basement floor had to be jackhammered and concrete removed. Once the site was prepped, the WaterGuard was installed and covered with fresh concrete.

The job took three days to complete.

A Lowcountry Foundation Repair inspector went to Gloria’s home and recommended a two-part custom solution to address the settlement issue she was experiencing.

The inspector recommended stabilizing the foundation wall with four galvanized steel push piers. Three of the four piers were installed along the exterior of the garage wall. The fourth pier was pushed in front of the garage, next to the concrete driveway. Load-bearing strata were reached at a depth of 7 feet 2 inches. The job took two days for the Lowcountry Foundation Repair to complete. Gloria was thrilled to call the insurance company back to tell them the foundation was fixed.

Lowcountry Foundation Repair recommended stabilizing the sinking wall with seven galvanized steel helical piers. Additional support would be needed under the home in the crawl space. It was recommended to install six SmartJacks under the home to stabilize the subfloor.

SmartJack crawl space piers are custom-cut to size, based on the height of the crawl space. A threaded post cap allows the floor to be lifted. All SmartJack parts are protected against rust with a thick galvanized coating.

Mike called Lowcountry Foundation Repair and scheduled an inspection of the crawl space. The Lowcountry Foundation Repair inspector noted debris, high relative humidity, and a failing vapor barrier system left behind from another contractor.

Lowcountry Foundation Repair was able to reduce the moisture and the humidity under the home by removing the debris and installing a Complete CleanSpace Encapsulation System. After the debris was removed, 2,600 square feet of Drainage Matting was installed to cover the earth. On top of the matting, 2,600 square feet of CleanSpace liner was installed. The liner was also used to wrap the piers in the crawl space. SilverGlo -- graphite-infused expanded polystyrene foam insulation panels -- were installed around the foundation wall to increase thermal insulation. The project required 26 panels measuring 4 feet by 8 feet, cut to size. The crawl space vents were also sealed.

An EverLast CrawlSpace Door replaced the old wooden crawl access door. A SaniDry Sedona dehumidifier was installed in the crawl space with a condensate pump, sending collected moisture to a SmartDrain where the water could be returned to the earth.

A remote hygrometer was added at the request of the homeowners.

The project took four days to complete and was a success.
