Dan Friesen, one of our inspectors, went to the properties; all of which were built on slabs. Dan identified common signs of settlement and recommended stabilizing the slabs with our Slab Pier System. Dan’s recommendation would fix the settling problem and come with a 25-year-warranty.

Sinking Foundation Fixed with SmartJacks in Saint Simons Island, GA

Matt L. of Saint Simons Island, GA became concerned with his home's foundation when he noticed that his floors were starting to sink. Every time he walked across his kitchen floor he felt uneasy like he was about to fall right through his floor into his crawl space. He also noticed other signs of settlement around his home. Cracks in the drywall, doors that did not open or shut properly were becoming a daily nuisance. After doing some research online, Matt called Lowcountry Basement Systems for a free inspection of his foundation. With the appointment set, Matt eagerly waited for the certified inspector to arrive.

Lowcountry Basement Systems' sent an inspector to Matt's home to carefully look at his crawlspace and document the problem areas. After the inspector was done, he explained to Matt that his floor joists were weak and weren't supporting the home properly causing the weak floor feeling. The inspector suggested installing SmartJacks under the home to add structural support to the foundation.

A SmartJack is a galvanized steel column support that lifts sagging floor joists.

Driveway Fixed! Not Replaced.

Charles R. of Saint Simons, GA built his home in 1983. Since then, he said, his driveway slowly began to crack and sink. After seeing Lowcountry Basement Systems’ ad in the Brunswick News for its concrete lifting and leveling service, Charles called for a free estimate.

The Lowcountry Basement Systems inspector examined the driveway, took measurements and gave Charles his recommendation. Injecting PolyLevel, a two-part high-density polymer (expanding foam) under the slab would allow the Lowcountry Basement Systems team to lift the driveway back into place. With a level driveway, the tripping hazards would be eliminated, and his house would have more curb appeal.

Howser Enterprises called Lowcountry Basement Systems to inspect a crawl space for one of their clients. Lowcountry Basement Systems recommended reducing the moisture and removing the humidity in the crawl space by installing a Complete CleanSpace Encapsulation System. Howser Enterprises selected Lowcountry Basement Systems to do the work.

Lowcountry Basement Systems encapsulated the crawl space for the client. CleanSpace liner, Drainage Matting, a SaniDry Sedona dehumidifier, and an EverLast Crawl Space Door, were installed to reduce moisture and remove humidity from the crawl space. The crawl space required two SmartSumps with alarms.

The project took three days to complete, and Howser Enterprises was happy with the work performed.

 

Sinking Concrete Porch Stabilized in Brunswick, GA

This homeowner of Brunswick, GA was worried about his property value decreasing. His home didn’t have the same curb appeal it did when he bought it. Over time, cracks in his driveway appeared and parts of it sunk into the ground. It was an eyesore and very irritating to drive his truck over every day after work.

PolyLevel is an expanding two-part polyurethane foam that could lift the sinking driveway without the mess and inconsistency of mudjacking. 

The homeowner's decided to have the work done by Lowcountry Basement Systems. PolyLevel was injected through small holes in the concrete to fill the voids and lift and level the slab. NexusPro Joint Sealant was the final step in sealing the cracks, and in just over one day the concrete was now supported and his cracks sealed. The homeowner's was thrilled with the results!

Cracked, Dangerous Concrete Leveled, Stabilized in Brunswick, GA

This homeowner was considering replacing his 2,000 square feet Brunswick, GA driveway. It had cracked and sunk and became a tripping hazard. Jon chose not to replace the concrete as it would be expensive. He looked for possible solutions to fix it, rather than replace it.

Jon searched online and found a solution from Lowcountry Basement Systems called PolyLevel. PolyLevel, he discovered could possibly lift his sinking driveway.

PolyLevel was injected through small dime-sized holes drilled in the slabs, allowing the expanding geotechnical foam beneath the slab to stabilize the concrete. Lowcountry Basement Systems also used NexusPro silicone-based sealant to seal the joints and cracks. It took less than a day to level the driveway and fix the unsightly and dangerous cracks!

Sinking Condos Stabilized and Protected in Saint Simons Island, GA

Bruce H. of Saint Simons Island, GA had issues with several condominiums units in two of the buildings he owned. Fifteen galvanized steel helical piles were installed along the perimeter of both buildings. After being hydraulically driven into the ground, they were used to lift the foundation back to level. PolyLevel was then used to lift areas of the sidewalk. Injected under the surface of the sunken concrete through dime-sized holes, this expanding foam lifted the sidewalk.
