Controlling Humidity in the Crawl Space

Even after fixing groundwater seepage and isolating the house from the earth with an encapsulation, you cannot control humidity within your crawl space without sealing out outside air and regulating the airflow within. Vented dirt crawl spaces allow external air to infiltrate and circulate within. That air then lingers for often long periods on-end before FINALLY escaping upwards, through the main floor of your house above. This phenomenon is known as “The Stack Effect”, and it basically means “warm air rises,” as we’ve all heard before.

Crawl spaces can draw air in through the smallest of openings, and, because the air within your crawl space (the lowest point of your house) remains cooler than both the inbound exterior air that penetrates it AND the air in your home above, it will allow warm, humid, outside air to enter, and stay, for days or even weeks. When this occurs, relative humidity levels can rise drastically within crawl spaces, which can result in condensation, can serve as a catalyst for mold spore growth and critter infestation, and can even cause the wooden floor joists supporting your main floors (the “ceiling” of your crawl space) to dampen, sag and lose their structural integrity. Hence, to fully eliminate crawl space condensation, you must not only remove water from it and seal off ALL outside air passages (encapsulation), but you must also thoroughly dehumidify and regulate the airflow within the crawl space itself.

Fortunately, we repair hundreds of crawl spaces each year, and we pride ourselves on supplying superior humidity control for each and every one of them.

Not Just Any Dehumidifier

So, you’ve waterproofed, encapsulated, and sealed your crawl space from external elements. The next step is to install a dehumidification system, but not all dehumidifiers are created equal.  Only a handful of dehumidifiers on the market will accomplish the desired result – to keep your crawl space dry ALL the time. Both we, and science, believe our system, the SaniDry Sedona, is the best on the market.

The SaniDry Sedona is a high-capacity, high-efficiency dehumidification & air filtration system all-in-one. The SaniDry Sedona extracts up to 100 pints of water per day from the air in your crawl space while utilizing the same amount of electricity as a 40-pint dehumidifier. It also filters airborne pollutants down to less than 2 microns in size, which is smaller than any mold spore or dust mite dropping. The SaniDry Sedona air system wrings your air dry, and its powerful blower moves that dry air into and around your crawl space, at the tune of about 300 basketballs worth of dry, clean air per minute. This dry air helps regulate your building materials and contents, eventually making that damp, musty smell, any condensation, and even mold spore growth disappear. This makes a huge difference during humid seasons and can greatly increase your home’s energy efficiency during warm and cold months alike.

Plus, did we mention that with the SaniDry Sedona, you won't ever have to empty any water basins or catch buckets, since we connect the SaniDry to your sump pump’s discharge line, enabling both to automatically drain out of and to negatively-sloped land away from your house. It's one thing to have a groundwater-free crawl space. A SaniDdry Sedona is the icing on the cake of our complete CleanSpace Encapsulation System. It keeps your house dry and your air permanently free of humidity buildup.

The SaniDry Sedona is Energy Star certified and serves as the world's most energy-efficient dehumidifier without a bulky heat exchange core, which would double the unit size and generate a lot more noise.

With no water leaks and perpetually-dry air, objects in your crawl space will now stay dry, and your once nasty crawl space suddenly becomes dry, usable, storage space, increasing the overall square footage of your home. Lowcountry Foundation Repair’s patented CleanSpace Encapsulation System, replete with the SaniDry Sedona dehumidification and air filtration system will restore your home’s value, will protect your home from water intrusion or structural damage and your family from harmful allergens. No more mustiness. No more mold. Just peace of mind.
