Job Stories From Berkeley County, SC
Moncks Corner, SC Crawl Space Receives Complete Clean Space Encapsulation System

Peggy P. of Moncks Corner, SC had a problem with her crawl space. Her sump pump was running 24-hours-a-day to keep the water away from her foundation. Peggy said her crawl space was not built high enough. The builders dug a trench around the home and filled it with tar to keep the water away, she said.

However, it didn’t solve the problem. Peggy called Lowcountry Basement Systems to fix her crawl space waterproofing problem. Jason Ussery, one of our inspectors went to Peggy’s house and recommended a Complete Clean Space Encapsulation System. The system would collect water from the crawl space, channel it to Triple Safe sump pump and would be removed from the foundation.

The system was an instant success. Peggy noticed the difference immediately and was thrilled with the results! Click here to learn more about the Complete Clean Space Encapsulation System.

Microbial Growth Smells Up a House in Goose Creek, SC

Emily and James of Goose Creek, SC had a problem with microbial growth in their crawl space. The odors were strong and very noticeable in the house. The moisture in the crawl space made the air conditioner work overtime to try and keep up with the demand for cool, dry air inside the house.

James researched home humidity related causes. His search lead him to Lowcountry Basement Systems, who specializes in crawl space solutions that reduce humidity in crawl spaces. After meeting with an inspector from Lowcountry Basement Systems, James decided to have his crawl space sealed off to prevent moisture from getting into his crawl space. This would eliminate the mildew smell and reduce the amount of time his air conditioner needed to run. The inspector recommended installing a Complete CleanSpace Encapsulation System, a SaniDry Sedona dehumidifier, and an EverLast Crawl Space Door to reduce moisture and remove humidity from the crawl space.

The project took two days, and the effects were very noticeable right away. Emily and James were thrilled!

Sunken Sidewalk Bought Level Again in Half a Day in Hanahan, SC

Amelia F. of Hanahan, SC called Lowcountry Basement Systems with a problem. Over time, water eroded the area under the concrete in her walkway, and parts of it had sunk into the ground. Her walkway was unappealing, and detracted from the beautiful landscaping she’d worked so hard to maintain.

Amelia looked for a company that could mudjack her sidewalk and make it look nice again. During her research she found a better solution than mudjacking. An online search brought her to Lowcountry Basement Systems’ website where she learned about PolyLevel. PolyLevel is an expanding two-part geotechnical foam that fills voids and lifts concrete without the mess and inconsistency of mudjacking.

Amelia decided to have the work done by Lowcountry Basement Systems. PolyLevel was injected through small dime-sized holes in the concrete to fill the voids and lift and level the slab. In less than one day Amelia’s sidewalk was supported and beautiful again!

Wood Crawl Space Posts Failing in Huger, SC

A homeowner in Huger, SC noticed the floor was sagging towards the middle of the home. They saw an ad for Lowcountry Foundation Repair for sagging floor services, so they called to schedule a free inspection with one of our system design specialists. During an inspection of the foundation, our design specialist found that most of the support posts or piers in the middle of the home had settled due to soil conditions, humidity and the weight of the home, leading to the sagging floor. Our inspector designed a solution to fit the support needs of the home, recommending that 9 SmartJacks be installed in the area of settlement to lift & stabilize the floor. One might assume that if the piers settled, wouldn't the jacks settle as well? No actually. Our SmartJack Support System is designed with soil conditions in mind to provide support that truly lasts.

Tilting Support Under Home in Huger, SC

A homeowner in Huger, SC noticed that the floor in an area of the home felt like it was sinking. They found out about Lowcountry Foundation Repair when they received a flyer in the mail and were interested in having their floor evaluated, so they called in and made an appointment for a free inspection. Upon inspection, our system design specialist found multiple concrete block supports in the crawl space that had settled. Some piers had settled so much that the floor was no longer supported, suspended floating above the piers. Areas like these are especially bouncy on the floor. Our inspector recommended having SmartJacks installed to provide reliable support to the areas where piers had settled.

High Humidity in Huger, GA Crawl Space

A homeowner in Huger, GA had some AC work done and was notified by the tech of high humidity present in the crawl space, causing condensation to form and drip from the ducts. They decided to call Lowcountry Foundation Repair for a free inspection to see what could be done about the humidity problem to protect the foundation from moisture exposure. The homeowner believed that it was only a humidity issue based on the humid air condensing on the ducts, but an inspection would uncover the full extent of the issue. Upon inspection, our design specialist measured the humidity level at a severe 85% relative humidity, so the humidity issue is confirmed, but that wasn't all. There was also falling insulation, mold growth present on the joists & subfloor, pooling water from condensation, and one additional sign that revealed another issue. The perimeter of the crawl space had signs of groundwater seeping in through the walls, saturating the soil at the base of the crawl space walls. This is a sign that during rainy seasons, the crawl space floods with groundwater, further contributing to the humidity level in the crawl space.

Our inspector recommended having our CleanSpace Encapsulation System installed to fight on both fronts of the issue, sealing out groundwater and humidity from entering the crawl space. The full system includes drainage that leads to a powerful sump pump to remove groundwater that enters the space. A SaniDry Sedona Dehumidifier is also installed to monitor and control the humidity level in the crawl space.

Sagging Floor and Cracks Appearing in the Walls

A homeowner in Cross, SC was concerned when they noticed a dip in the floor when walking across it. There were also some cracks appearing on the walls that had appeared. To find out the full extent of the issue, they contacted us at Lowcountry Foundation Repair and scheduled an appointment for a free inspection to check on the integrity of the foundation. Our inspector did a thorough inspection, finding what areas of the floor were unlevel. Under the home is the crawl space, where the main part of the inspection takes place. The areas of the floor that were sagging were identified from underneath in the crawl space. Those areas either were missing support or the existing supports had settled due to soil conditions. Our inspectors specialize in designing custom solutions for issues like these, and in this case, recommended the SmartJack Support System to fix the issue. With the use of our SmartJack Support System, galvanized steel support posts are supplementally placed to support the floor. SmartJacks are installed that are designed with soil conditions in mind, where even in the uncommon situation of a tree limb decomposing under the SmartJack, the engineered fill will still maintain a stable base even with settlement. If the floor needs further adjustment, the SmartJack is designed to not rust so it can be adjusted in the future. Our team installed the SmartJack Support System on this home for full support to the floor.
