Leaky Crawlspace Affecting the Home

Many homeowners think that because their home was built on a dirt crawl space that it will not negatively impact the rest of the structure. The experts at Lowcountry Foundation Repair know differently and have seen the signs and solutions to crawlspace moisture problems. Humidity and standing water in the crawlspace will eventually evaporate into the air and create a moist air environment, causing the floor joists to begin rotting, grow mold, and sink over time into the soft soil. One of the most common indications of a moisture problem in the crawlspace is falling insulation because once moisture soaks the insulation, it falls or holds water against the wood. By adding a CleanSpace® Crawl Space Vapor Barrier System, the crawl space can be sealed off from environmental moisture & humidity, keeping the crawlspace dry. As an added benefit, the vapor barrier also seals the below-grade space, transforming it into a clean and secure storage space!

Water Pooling in Crawlspace in Hilton Head Island, SC

This home had puddles of water throughout the crawlspace. One of our inspectors did a thorough inspection of the home, providing customized quotes for options to solve the water issue. A part of that solution was installing a CleanSpace Encapsulation System, making the crawlspace dry all the time.

Crawl Space Moisture Too High

The crawlspace of this Hilton Head Island, SC property was extremely damp, which contributed to floor problems. A year ago, the subfloor was newly built and insulated with spray foam. Within a year, the wood moisture levels had escalated to the point that spray foam was peeling off the wood in several places and falling down in the crawl space. The underlying issue was moisture entering the crawlspace via the walls and ground, significantly elevating the humidity. Mold development and wood rot can begin when the relative humidity rises over 60%. Our inspector came out to the house for a free examination to completely examine the problem. The humidity level was measured at just above 80%. To fix the problem, our inspector suggested using the CleanSpace Encapsulation System. Our crew installed the system, sealing out the moisture and controlling the humidity level to preserve the floor.

With the installation of a CleanSpace Encapsulation System, this homeowner who was experiencing high humidity levels and flooding in the crawl space was able to seal out humidity and pump away water, protecting the wood framing supporting the floor from mold and wood rot.
