Nasty Crawl Space in Charleston is Fixed with Complete CleanSpace Encapsulation System by Lowcountry Basement Systems

Jacob K. of Charleston, SC had a nasty crawl space before Lowcountry Basement Systems fixed it for him. During the inspection, Lowcountry Basement Systems documented multiple signs of mold, wood rot, excess moisture and a high level of humidity under Jacob's home. The Lowcountry Basement Systems inspector designed a custom solution for Jacob that remove the water and reduce the humidity, stopping the mold from growing.

First, debris in the crawl space was removed. Then Drainage matting was used to cover the earth. On top of the matting, CleanSpace liner was used to seal the home from the earth, reducing moisture and humidity levels. The crawl space piers were wrapped with CleanSpace liner and the foundation walls were covered with CleanSpace liner as well. 

A sump pump and SaniDry Sedona dehumidifier were installed. The crawl space vents were sealed and a new crawl space door replaced the old one. The job took four days for the Lowcountry Basement Systems team to complete.

Crawl Space Encapsulated in Charleston, SC

Darold C. of Charleston, SC called Lowcountry Basement Systems with a problem. His crawl space needed to be encapsulated. Darold had a leak in the wall behind the kitchen drain, which had trapped water between the floor and the subfloor. Darold had seen an ad for Lowcountry Basement Systems’ crawl space repair service and called for a free estimate.

An inspector from Lowcountry Basement Systems visited Darold’s home and thoroughly inspected it and the crawl space below. The relative humidity was very high in the crawl space, making it very humid and damp, causing sodden, fallen insulation and rotting, molding wood. The inspector agreed with Darold that encapsulating his basement would be a great solution, and a Complete CleanSpace Encapsulation System was installed to protect the crawl space from moisture. The final step of the project was adding a SaniDry Sedona dehumidifier to control the humidity. In just a few days Darold could rest easy knowing his crawl space was protected from moisture.

Sunken Floors Repaired and Leveled in Charleston, SC

Jane M. of Charleston, SC had floors which sunk all the way from the kitchen to the dining room. Cracks appeared in the walls above doors and the kitchen floor alone dropped an inch! Jane had seen an ad for Lowcountry Basement Systems in Summerville’s Journal Scene and called for a free inspection.

The inspector noted cracks in the brick work of the home and missing and damaged piers that were not properly supporting the beams and joists in the crawl space. A custom solution was put in place to fix Jane’s issues. It was recommended to first install a helical pile to stabilize the area where the foundation sank the deepest. The steel helical piers were mechanically “screwed” into the soil and attached to the foundation footing. The weight of the home was then transferred to the load bearing strata in the ground. SmartJacks were then installed in the crawl space to stabilize specific areas of the main beam and other joists. Once installed, the damaged areas of the subfloor could be repaired.

In just a few days Jane’s floors were lifted and the cracks sealed up on their own. Jane was thrilled!

Johnathan A. of Charleston, SC had a problem with his crawl space. His living room always felt humid and his air conditioner ran constantly. After researching his problem, Jonathan called Lowcountry Basement Systems for a free inspection of his crawl space.

Jason Ussery, one of our inspectors, did a complete investigation of Johnathan’s crawl space. Jason documented the high humidity under the home and recorded it. Jason recommended sealing off the home from the earth by encapsulating the crawl space. Moisture would be collected via drainage matting and pipping, then pumped away from the home via sump pump. The crawl space would be encapsulated with CleanSpace Linear and crawl space vents were sealed. A SaniDry Sedona dehumidifier would be installed to remove water vapor from the air.

The job took three days to complete but Johnathan noticed a difference right away and he was thrilled! His air conditioner wasn’t running all the time and his home was much more comfortable and protected from the earth.

Microbial growth was spotted by Charleston homeowner, Mike Hauge. Mike told Lowcountry Basement Systems inspector, Billy Brandenburg, that he noticed the odor when he was upstairs. Mike also told Billy that he was concerned about possible leaks in his subfloor.

Billy inspected Mike’s home for two hours and recommended a custom solution to his problems. First, Billy recommended cleaning out the crawl space, then sealing it off from the earth. The crawl space would be encapsulated with CleanSpace Linear and crawl space vents were sealed. A SaniDry Sedona dehumidifier would be installed to remove water vapor from the air.

With the prevention and removal of water intrusion, microbial growth could not take place. Mike was happy two weeks later when the odor went away.

45-Year-Old Home Waterproofed in Charleston, SC

In July 2019, we were having a new heating/AC system and new duct work installed. The AC company, which was expensive, took out the duct work, then said they could not put in the new duct work because of water under the house. (Why was this not foreseen?) They highly recommended a crawlspace person, who came and put in a sump pump. Because of the unexpected expense of the pump and installation, we went with the smallest pump that he said would work. It might have worked a little while, but has not worked in ages. The small tub is full of mud. After months of e-mailing, he finally came a week ago to look at it. He said it needed to be redone. We asked that he e-mail how much it would cost, and if there was a discount because the first one did not work. We have not heard anything. We probably need to cut our losses and go with a more professional company. Is this something that you do? Do sump pumps work? We know that encapsulating under the house helps, but it seems there still would need to be a way to get rid of water. You can call any time to discuss.
